Goes from ~79% to 62.25%
Developer Michael Goldstein brought to my
attention the new tax assessment ratio for
Trenton. It's been lowered to 62.25%.
However our tax rate is still a whopping 4.5%
You might ask what this means? When you buy a house in Trenton or do a renovation the tax assessor assesses your property. However, they never assess existing properties (not since 1992). This means that newcomers assessment are based on recent market values. That is, newcomers shoulder a higher burden The state mandates that in these cases cities apply a ratio to the market value to generate an assessed value. This helps to equalize new and old assessments. Recently, the Trenton ratio was up around 90% meaning new homeowners were really getting creamed. The new ratio is good for new investment and good for you if you're thinking of moving to Trenton. |

Wed. nights at Cafe Ole
The Trenton Film festival has started holding
screenings of classic films in downtown
Trenton at Cafe Ole. I saw The Fountainhead
with Gary Cooper and Patricia Neal this last Wed.
This is a cozy little event at Trenton's favorite coffee house. There's a complete schedule on the Film Festival web site but the next film is Children of Men on the 24th. Cafe Ole 126 S. Warren Street Trenton NJ Tickets: $5 Members: $3 |

Your downtown pad
The one bedroom at 8 Peace is available.
8 Peace is right downtown and one block from all the state office buildings and the Capitol. It's 100 yards from the Marriott, around the corner from lovely S. Warren St. and Cafe Ole. A short walk to the train station. A block and a half from Settimo Cielo. Well, you get the idea. The unit was gut rehabbed a couple of years ago with a design by architect Rich Carrol. Given the price there's no nicer one bedroom in downtown Trenton. |

Trenton Lofts list. A few Trenton real
estate investors (including me) are in the
exploratory stages of creating a fund with
which to invest in larger Trenton projects.
As the real estate market is in a down cycle, now is the time to prepare for the future upswing.
